Bringing This Settled Paver Patio Back to Life

Not every project starts from scratch.

This homeowner had a section of their existing paver patio that had settled over time, creating a low spot in the corner. Besides looking uneven, the biggest concern was that rainwater was no longer draining away from the house—instead, it was collecting near the foundation.

Rather than simply leveling the bricks and hoping for the best, we wanted to fix the problem at its source.

Finding the Real Problem

The first step was removing the existing pavers so we could see what was happening underneath.

As the bricks came up, it became clear why the patio had settled. The corner didn't have a solid, well-supported base beneath it, allowing the ground to sink over time.

If we had simply added sand and reinstalled the pavers, the same problem would have returned. The foundation needed to be rebuilt properly.

Rebuilding the Base

We excavated the affected corner to remove the unstable material and create room for a proper foundation.

A layer of compactable gravel was installed first and thoroughly compacted to create a stable base. Once that was complete, a leveling layer of sand was added and carefully screeded to prepare for reinstalling the pavers.

Taking the time to rebuild the base is what gives the repair long-term stability instead of becoming another temporary fix.

Carefully Reinstalling the Patio

With the foundation rebuilt, it was time to reinstall the original pavers.

Each brick was individually leveled to create a smooth, even surface while also establishing the correct slope to help direct water away from the home.

As we worked, we discovered that simply repairing the corner wasn't enough to create a natural transition. To keep the finished patio looking seamless, we carefully dismantled a portion of the adjoining retaining wall so we could raise the connecting pavers and blend the repaired section into the existing patio.

It took a little extra work, but the finished result flows naturally instead of leaving an abrupt change in elevation.

The Finished Repair

By rebuilding the base instead of covering up the symptoms, this patio now has a solid foundation beneath the repaired corner and drainage that works the way it should.

The finished repair blends into the existing patio while correcting the settling that had developed over time. It's the kind of project where most people will only notice one thing—the patio looks the way it always should have.
